When multiple people share a property, it is still necessary to register the rental arrangement through the Ejari system. This ensures that each resident has a record of tenancy. The process for shared apartments has specific steps and rules to follow.
Platform for registration:
Ejari registration for shared apartment is done through the Dubai REST app. After logging in, the main tenant can update the occupancy details. If multiple people are sharing the apartment, they must each be listed under the same tenancy contract number. This keeps the records linked to the property.
Individual registration for each tenant:
For shared living, each person staying in the apartment may register separately. This is often essential when the main contract is under the name of one person, but others are also staying in the same unit. The Dubai Land Department allows co-occupants to be added officially using their own identification.
Documents for co-occupants:
- Each person sharing the apartment should provide the following:
- Emirates ID (front and back)
- Passport copy (if Emirates ID is under process)
- Residence visa copy (if applicable)
These documents are uploaded through the app or submitted through an approved typing centre.
No separate Ejari contract issued:
A shared apartment does not lead to a separate Ejari contract for each resident. Instead, the main contract remains under one name, and co-occupants are added as part of the registered unit. This still provides official recognition of all people living at the address.
Duration of registration:
Co-occupant registration follows the same duration as the main tenancy contract. Once the contract ends or is not renewed, the co-occupant listing also becomes inactive. Any change in living arrangements should be updated quickly.
Landlord permission:
The property owner or building management should be aware of all occupants. Some landlords may request written confirmation before co-occupants are added. It is better to check this with the person responsible for the lease before starting the process.
All additions or updates must be submitted through the Dubai REST platform. After uploading documents and submitting the request, the changes are usually reflected within 24 to 48 hours. The process is simple but must follow the official method.
